Deposit
A deposit of €100.00 is required to confirm a booking. The balance is payable 4 weeks prior to arrival dates.

Cancellation
In the event of cancellation 21-14 days prior to arrival, 0% of the rental charge will apply. Cancellation 14 to 7 days 50% of rental. 7- 0 days 100%.

Extras
There is a once off cleaning charge payment of €50 per booking.

Check in/Check out
Check in is from 3pm on starting day of hire. Check out time is on or before 11 a.m.

Maximum Occupancy
The number of persons as specified when making a booking, may not be exceeded without the proprietor”s consent. The maximum number of guests is 5 people.

Security Deposit
A seperate deposit of €200.00 is payable and damages or breakages will be deducted from this amount. The security deposits, less any deductions, will be returned within 7 days of departure.

Pets
Regrettably no pets are allowed.

Linen
All bed linen is supplied, including bath towels.

The Proprietors or their agents may at all reasonable times visit an apartment.

Each resident guest, undertakes not to do on their own part, or permit to be done, by persons in their party, anything which causes a nuisance to or interferes with, the Privacy and General Comfort of other Guests.

The Management may refuse a booking or terminate a Reservation at any time, for non-compliance with Conditions of Rental.

Special Requests
Subject to availability and cannot be guaranteed. Every effort will be made to assist but alternatives may have to be offered

Right to Decline
The Beeches reserves the right to refuse, alter or cancel a booking, even after receipt of final payment.

In addition, The Beeches is relieved of all liability should reserved accommodation not be available due to circumstances beyond our control. In such an instance, alternative arrangements will be made in similar accommodation, or a full refund will be offered. However, no refund or liability will apply to a situation where a client is requested to vacate, or leaves of their own accord, prior to the expiration of the booking.

The Beeches reserves the right to decline a booking for reasons of been required to be in compliance with Government regulations regarding self-isolation of Guests travelling from outside Ireland as our home is not suitable for self-isolation purposes.

We are not responsible for the loss of any valuables or property either during your stay or after departure.

We have the right to enter the property at any time
if so desired if it is felt that the property is not being kept in a reasonable manner, or the occupants of the property are causing a nuisance to other neighbouring properties, the right to inspect is enforceable at all times, and if we call to the house, and none of the occupants are present or do not open the door, then the right to inspect if enforceable immediately.

The number of people designated in the original Reservation, must not be exceeded
without contacting us. If the number of occupants in the property exceeds the number of occupants requested when booking the property in question, we have the right to cancel without warning, and when you have been requested to remove the occupants from the property immediately, no refund shall be given in these circumstances, and no refund shall be sought, as the occupants give up this right if the number of occupants exceeds the number of people the property was booked for in the first place.

Should guests behave in a disruptive manner, cause damage to property or indulge in any other behaviour deemed to be unreasonable by management, the rental may be terminated without refund. If there is damage caused to the property or the items in the property during your stay you will be liable for the cost of repair of the damaged item or replacement of an item that cannot be fixed. If something is broken or damaged when you enter the property please advise us straight away so as we can replace the item as soon as possible.
